Elevated Places, Spaces and Lifestyles - Tysons Corner Center

It’s undeniable that Tysons Corner Center is growing, raising the bar to become the model for transit-oriented mixed-use development.  Vibrant retail and new mass transit set the stage for an urban high-rise transformation underway. Today, in partnership with Alaska Permanent Fund Corporation, Macerich is expanding Tysons Corner Center by making it the centerpiece of an all-new walkable community.  Slated to open in 2014, the addition of 1.4 million square feet of mixed-use space includes:

  • A trophy office tower, designed to achieve LEED Gold certification, complete with underground parking – already with its first anchor tenant, the U.S. headquarters of Intelsat, the world’s leading provider of satellite services;
  • The Hyatt Regency at Tysons Corner Center, a global-local luxury hotel including an executive conference center, pool and fitness center, and a restaurant;
  • A luxury for-rent apartment tower with panoramic views of the D.C. Metro area and a broad array of features unlike any residential building in the metropolitan region; and
  • Additional retail spaces.

Long a thriving retail hub, Tysons Corner Center draws shoppers from the Washington, D.C. region, around the country and the world.  Today, it anchors the largest concentration of retail on the East Coast outside New York City, and is a magnet for first-to-market concepts. These include the first-ever Apple Store and CUSP by Neiman Marcus, and the East Coast’s first Nordstrom and Microsoft  stores, as well as the first L.L. Bean outside Maine. Each year, 22 million shoppers come for the mall’s 300+ shops, restaurants and 16-screen IMAX movie theater.

Connecting everything at the expanded Tysons Corner is a central, elevated outdoor Plaza that will enable people to walk from place to place, while enjoying outdoor activities and events. At just over an acre and set 32 feet above street level, the Plaza connects directly to the Tysons Corner Metrorail station and to the mall, providing ready access to some of the nation’s most desirable shopping and dining.

As the expanded Tysons Corner takes shape, it’s clear that established, world-class retail can inspire all kinds of upward trends.
